House Selling Preparation:

  • Early prior to exposing your house for sale you need to hire a building inspector to completely check your home from its basement up to its roof, so you will get qualified advice to prioritize all faulty items which should be rectified for successful sale;
  • Select a real estate agent, check referrals and commission he/she would take for the service;
  • Contact the agent to ask a couple of questions about the current situation at residence market;
  • Ask the agent to recommend the best time to offer your house for sale;
  • Go with the agent through the list of troubles found in a result of building inspection. Request the price which your house would be listed at;
  • Consider and discuss with the agent what repairs can be done to increase the selling price;
  • Do a brief market research to figure out what features really matter to home buyers in your area and pricing segment;
  • Make a list of things and places at your home, which need to be refitted. Estimate a budget for making the major and secondary repairs, and consider how this may delay the sale;
  • Make all the paperwork concerning your house ready. Find and organize all project drawings and plans, utility bills, deeds and notes, mortgage company information, and any other house-related legal or technical documentation;

Residence Exterior and Yard:

  • Repair any defects on surfaces of driveway or walkways in your yard;
  • Check your lawn for bald spots. Fertilize, re-seed and water any defective areas to make them look green again. Frequently mow your lawn to keep it even and accurate;
  • Prune trees and shrubs to eliminate awkward or dead branches. Weed and mulch flower beds. Plant seasonal flowers to adorn your garden and window-sills;
  • Make sure your windows and walls look clean;
  • Replace any missing shutters, roof tiles or shingles, gutters and downspouts;
  • Move out any debris or trash from your yard and surrounding area;
  • Renew paint and varnish on doors, window frames and other external woodworks;
  • Apply necessary painting, staining or sealing to your exterior walls and decks;
  • Clean all lights fixtures and make sure there are no burned out bulbs;
  • If you have a gate, make sure it is well-oiled and workable;

Residence Interior:

  • Your home should appear clutter-free and well kept. Clean and organize your house just from its top to bottom;
  • Check interior walls – repair any cracks or holes, repaint or rewallpaper areas where significant defects are noticeable;
  • Have all carpeting and draperies thoroughly cleaned with detergents. Stay accurate, and get all high-traffic areas vacuumed the day your house is being shown;
  • Make sure all windows, doors and locks are properly lubricated and operating;
