What You Can Afford
Make a budget that you will spend on the house, the land, the taxes and rates, moving expenses and so on
- Consider if you need a mortgage credit
- Meet with the mortgage broker or financial advisor
- Check if you have the rights to get financial government assistance
- Check if the finance package suitable for you
- Make a slush fund for unexpected expenses
Choosing the Land
- Consider the neighborhood
Find out if there are schools, hospitals, dentists, transports and shops near the land that you consider
- Check if there won't be any delays with the subdivision approval for the land
- Check if some road changes or other reconstructions are scheduled to the nearest future
- Check if there are specific building requirements for this land
- Check the gas, electricity, sewerage and water availability
- Consider the duration of site works
Take into account any required works, such as tree removal, extra drainage, levelling and retaining walls, removal of rocks, etc
- Check the size of local rates
- Check if the land is compatible with your home project
- Check if local authority publishes guide brochures for new buyers
